The real estate landscape has changed dramatically over the last few years. Understanding pre, during, and post-pandemic shifts can help you navigate today’s market.
Pre-Pandemic: Before the pandemic, The Triangle's housing market was growing steadily but predictably. Interest rates were low, the economy was strong, and buyers had confidence in making long-term investments. Neighborhoods like Cary, Apex, and North Raleigh were popular among families, while young professionals flocked to downtown Raleigh and Durham. While homes often sold quickly, the market wasn’t overwhelmingly competitive, giving buyers the chance to make thoughtful decisions.
During Pandemic: When COVID-19 hit, priorities changed almost overnight. Remote work meant many people wanted more space, home offices, and larger yards, and urban flight became a real trend. Inventory plummeted as sellers hesitated, and demand surged, especially in suburban areas. Bidding wars became common, and some homes sold well above asking price. The market felt fast-paced and stressful for both buyers and sellers, with decisions needing to happen quickly and often without room for negotiation.
Post-Pandemic: Now, the market is finding a new balance. Interest rates have risen, which has cooled some of the previous frenzy, and buyers are more cautious and strategic. Homes are spending a more time on the market, and sellers are adjusting expectations on price and negotiation. Yet The Triangle remains a highly desirable area, with strong long-term growth prospects, excellent schools, and expanding employment opportunities keeping demand healthy.
