Homes are now sitting an average of 40–50 days, giving buyers more time to explore multiple properties that pique their interest—a stark contrast to just a few years ago when homes were often purchased sight unseen. Desirable areas like ITB Raleigh and Cary are still competitive, especially for homes with modern layouts, outdoor spaces, and proximity to amenities. Well-priced, move-in ready homes can still generate strong interest and even multiple offers, but overall, buyers now have more breathing room to make thoughtful decisions and find the right fit.
Inventory Shifts: While the market has historically struggled with low inventory, certain neighborhoods are starting to see more homes come on the market. New construction is picking up, and some older homes are being updated and resold, giving buyers slightly more options. That said, inventory is still relatively tight compared to historical averages, meaning buyers need to stay vigilant and flexible when making offers.
Price Trends: Raleigh home prices have grown steadily over the past decade, with a significant surge during the pandemic. While we’re now seeing signs of stabilization in some areas, the market remains strong, and real estate continues to be a smart long-term investment.As you move farther from the city’s core, home prices become more accessible for first-time buyers. In contrast, areas like Cary, Apex, and ITB remain among the most expensive, driven by sustained demand and consistent growth over the past 20 years.
